You&#8217;re the one who calls the shots.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What You Actually Get to Do With the Trust<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Sell whenever you want.<\/strong> You don&#8217;t need the bank&#8217;s permission \u2014 you notify them and they process the transfer.<\/li>\n<li><strong>Rent it out<\/strong>, short-term or long-term, with no restriction coming from the trust itself.<\/li>\n<li><strong>Remodel or rebuild<\/strong>, subject to the same municipal permits any owner would need.<\/li>\n<li><strong>Name beneficiaries<\/strong> who inherit the property without it going through Mexican probate \u2014 this is one of the most underrated features of the structure.<\/li>\n<li><strong>Mortgage it<\/strong>, if you&#8217;re financing through a lender that operates in Mexico.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">How Long It Takes and What It Costs<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Setting up a fideicomiso typically runs alongside the rest of your closing \u2014 it&#8217;s not a separate multi-month process bolted onto the purchase. Expect a permit from Mexico&#8217;s Secretar\u00eda de Relaciones Exteriores (SRE), which the notario handles as part of closing, plus the bank trustee&#8217;s setup fee, generally in the range of 0.5%\u20131.5% of the property&#8217;s value. After that, you pay an annual maintenance fee to the bank to keep the trust active \u2014 typically a few hundred U.S. dollars a year, and worth budgeting for the same way you&#8217;d budget for HOA dues.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The trust itself runs for 50 years and renews indefinitely \u2014 you are not on a countdown clock, and renewal is routine paperwork, not a re-negotiation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Question Nobody Explains Well: What Happens at Renewal<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">This is the part that trips people up, because &#8220;50 years&#8221; sounds like an expiration date. It isn&#8217;t.
