It’s the easiest zone to land in without knowing the city, and the most expensive one to stay in long-term.
The 20-Minute Discount
Move roughly 20 minutes outside the Romantic Zone into neighborhoods like Versalles or 5 de Diciembre and rents can drop close to 45% — around $750 USD for a comparable one-bedroom, versus $1,200+ closer to the beach. These areas have grown into their own expat-friendly hubs, just with fewer tourists and more local businesses mixed in. Marina Vallarta and Versalles combined tend to run $1,000-$1,400 for a one-bedroom, still a meaningful step down from the Romantic Zone.
What a Realistic Monthly Budget Looks Like

Rents citywide were up roughly 8% year-over-year as of early 2026, and there’s a real “neighborhood pivot” underway — as the Romantic Zone hits record prices, more expats are deliberately choosing the local-feeling neighborhoods further out instead of assuming beachfront is the only option.
