“Where should I live?” is the question I get most from people moving to Puerto Vallarta, and it doesn’t have a single right answer — it depends on whether you want walkability, quiet, views, or family-friendly infrastructure. Here’s an honest breakdown of the main areas.
Zona Romántica (Emiliano Zapata)
The most walkable, most concentrated expat neighborhood — restaurants, beach access, nightlife, and a critical mass of English-speaking residents all within a few blocks. It’s also one of the priciest areas per square meter, and it’s busy: if you want quiet, this isn’t it.
Versalles
Versalles has become a foodie neighborhood in its own right, pulling in remote workers and younger expats who want a more residential, less touristy feel than Zona Romántica — at a meaningfully lower price. The trade-off: it’s a 15-20 minute walk to the beach, so you’re trading ocean proximity for value and a quieter daily rhythm.
Amapas & Conchas Chinas
Upscale, hillside, and quiet, with some of the best bay views in the city. These are also among the three most expensive areas in Puerto Vallarta. Conchas Chinas in particular isn’t walkable — steep terrain and limited nearby amenities mean you’ll rely on a car or rideshare for almost everything, and trips into town take longer than they look on a map.
Centro
The most authentically Mexican of the popular expat-adjacent areas — historic character, local markets, and daily life that isn’t built primarily around tourism. It’s busier and denser than the hillside neighborhoods, which is either a feature or a drawback depending on what you’re looking for.
Marina Vallarta
Quieter and more orderly — manicured walking paths, a golf course, a full marina, and proximity to the airport, grocery stores, and private schools. This is the area that tends to appeal most to families and retirees who want comfort and convenience over walkable nightlife.
