If you’re budgeting in US or Canadian dollars for a Puerto Vallarta property priced in pesos, the exchange rate on the day you transfer funds matters more than most buyers realize — sometimes by tens of thousands of dollars on the same property.
Where the Rate Stands
Banxico’s published FIX rate was 16.97 pesos per dollar on 10 September 2026 and 18.11 on 8 October 2026. An earlier version of this article cited forecasts of 20.5 to 21.3 pesos for 2026; the market has traded well below that, which is exactly why a forecast is a poor budgeting tool. Treat every figure here as a dated example, and check the current FIX rate on the Banxico website the day you run your numbers.
Why a Few Pesos Move the Needle So Much
The math is straightforward but easy to underestimate. A 5,000,000 peso home costs roughly $294,600 USD at the 16.97 rate of 10 September 2026, and roughly $276,000 USD at the 18.11 rate of 8 October 2026: about $18,600 of difference in four weeks, with the peso price never changing at all. A stronger peso works against a buyer paying in dollars, and a weaker peso works in your favor. For comparison, at 21 pesos the same home would cost about $238,000 USD, so a budget built on an old exchange rate can be off by tens of thousands of dollars in either direction.
If you are buying pre-construction or paying in installments, each payment converts at the rate on the day you send it, so the total in dollars is not fixed until the last payment. Ask your seller or developer in writing whether the price is fixed in pesos or in dollars, because that decides who carries the currency risk.
What This Means for Foreign Buyers Right Now
A weaker peso stretches a dollar-denominated budget further — more purchasing power for the same US or Canadian dollar amount. A stronger peso does the opposite, quietly making the identical property more expensive in your home currency even though nothing about the property or its peso price changed. This is exactly why serious buyers watch the exchange rate alongside the property listing, not instead of it.
Practical Steps
- Track the exchange rate during your search, not just at closing — timing your transfer can meaningfully change your effective price
- Ask your notario and bank about how and when currency conversion happens in your specific transaction
- Consider a specialized currency exchange service instead of your regular bank for large transfers — spreads vary significantly
- Build a small buffer into your budget for exchange rate movement between offer and closing
Where to Go From Here
Once your budget is set, read what it really costs to buy a home in Puerto Vallarta to see how closing costs and fees stack on top of the purchase price itself.
